Roofing Update

We are happy to announce that Phase 2 of the community roof project has commenced. That project includes building Al, A4, B4, B7, C4 and the clubhouse, along with temporary roof repairs for other buildings. The goal of the Association is that the community will eventually have new roofs.

During the project, each air conditioning condensing unit located on the roof will be carefully disconnected and removed to install the new roof and new air conditioning stands and then reinstalled. This will cause each unit to temporarily be without air conditioning for an estimated full day. There will also be temporary disruptions in power to each unit as well. It is the responsibility of the owners to inform their tenants.

All air conditioning units will be marked and tested prior to disconnect. However, many of the units are older and in poor physical condition. For this reason, the Association, Excel Management Associates, the air conditioning contractor nor the electrician will NOT be responsible for those air conditioners that become un-serviceable as a result of this process due to age. Every attempt will be made to guard against any issues.

All permits and inspections will be handled by the Association and each installation will meet current Dade County code. However, due to the presence of the County performing inspections, those units that have replaced their unit without a permit could potentially be issued a citation by Dade County. The Association is not responsible in these cases for a unit owner's or previous unit owner's infraction.
