Parking Rules and Regulations

·       The owner or tenant of the unit must have a parking permit issued by Renovations Property Management in order to park in the community.
      Each Unit will be allowed to register no more than two (2) vehicles. 
      Vehicles must be owned by owner or tenant.
·       Due the limited number of parking spaces available at the community, spaces will be filled on a first come basis.
·       The owner or tenant of the unit will abide by all applicable laws in regard to the ownership and operation of motor vehicles in the community.
·       The owner or tenant of the unit must immediately notify Renovations Property Management:
   When license plate number is changed
   When vehicle is no longer owned by Tenant
   When Tenant first obtains a vehicle that is to be parked in the community.
·       Vehicle must be parked designated space for your unit.
·       Vehicles must not leak fluids on the pavement such as oil or gasoline. If vehicle does leak fluids, the owner, tenant or resident of the unit will be responsible for the cleanup of the fluids and any cost occurred by La Arboleda Village Community Association in cleanup of the fluids, including pavement repair.
·       Parking Sticker must be displayed at all times in vehicle.
·       Parking Sticker is not transferable from one vehicle to another.
·       Repairs - ONLY EMERGENCY REPAIRS may be conducted in parking lot, such as changing flat tire or battery replacement.
·       Washing of vehicles is not allowed in the community.
·       Commercial vehicles, boats, trailers, motor homes, motorcycles, mopeds or vehicles having more than four (4) wheels touching the ground may not park in the community.
·       Any vehicle may be removed by an authorized request by a Board member without prior notice to the owner or tenant in emergency situations, including but not limited to situations requiring access or egress by police, fire, and other emergency vehicles or leaking a fluid that presents a hazard or threat to persons or property.
·       A vehicle displaying an expired registration may be removed after 24 hours.
·       Owner or tenant are not allowed to sublet, transfer, exchange or lend other owners, tenants or residents their assigned space, decal/sticker or permit.
·       Unauthorized and/or improperly parked vehicles are subject to removal by towing at the owner’s expense. This includes blocking an access, yellow curbing, fire lanes, etc.
      Improperly parked vehicles, vehicles parked without appropriate parking decal or parked in other than a designated parking space will be automatically towed away at the vehicle owner's expense.
      Parking on green areas is not permitted.
      The parking lot has not been designed as a play area. 



Guest/Visitor Parking

·       Each unit will be assigned one guest/visitor parking decal.
·       Guest/Visitors are permitted to use only those spaces so designated. Vehicles must have a guest/visitor decal easily visible while parked in a guest/visitor parking space.  Vehicles parked without a decal will be subject to a warning sticker. If not removed within 24 hours, vehicle will be towed at owner’s expense.
·       Guest/Visitors are not allowed to park in spaces designated for Tenants.
·       If no guest/visitor parking is available, guests/visitors must park on the street outside of the community.
·       Unauthorized vehicles are subject to removal at the owner’s expense.
·       Guest/Visitor vehicle must not exceed 24 hours in same space even if it has a parking decal. If a vehicle is left after 24 hours, we will enforce the parking violation produces.

 

Parking Violation Procedures

The following Violation Policy and Procedure for failure to abide by the Parking Policies will be implemented for all owners, their guests and tenants, who fail to adhere to the above rules and regulations:

1.     First Observance - Violation sticker adhered to vehicle’s driver-side window. Vehicle’s make, model and license plate recorded.

2.     Second Observance - Car is towed by and stored at Regulated Towing located at 13605 SW 149th Ave #8, Miami, FL 33196. Their phone number is (305) 253-6900. The HOA and any and all of its representatives are not responsible for any costs or damage incurred by the tow and any and all repairs and or expenses are the owner of the vehicle's responsibility. The Board of Directors are the only ones authorized to request a car to be towed.
