40 Year Inspection Deficiencies Report ** Update

Deficiencies Report has been submitted by the inspector. Please review and make sure your electrical box, GFI outlets in the kitchen and bathrooms, and your smoke detectors are up to date. All hand railing in balconies and front entrance should be properly secured to concrete and free from corrosion.  Download the Inspection Report and check your unit. Please contact a license electrician to update any deficiencies. One has been provided below. Corrections must be done by 12/20/2019. Follow up inspection will take place January 2019.

Please download, print, sign and notarize the Smoke Alarm Affidavit required for the 40 year Inspection. Please dropped off at the office by the pool using the mail slot. By submitting the form you are confirming that you have installed the required smoke alarms in each bedroom. All forms  were due 10/15/2019. Please turn them in ASAP as we are now late according to the Miami Dade County and have filed for an extension at an additional cost.

40 Year Inspection

NOTICE OF "40 Year Inspection"

Homeowners / Tenants:

Our community is having our 40 Year Inspection required by Miami Dade County Code done next week and the inspector will need access to each unit.  Inspector will need 5-10 min in order to check the structure, electrical and smoke detectors.

Date: Thursday & Friday, Sept 12 & 13, 2019

Starting at 10:30 am till completion.

We are asking that someone 18 and over be at the unit to allow the inspector make his round in the unit. We appreciate your cooperation and kindly ask that you comply with this request.

Security Cameras

In efforts to make the community safer, security cameras have been installed and is monitoring vehicle entrances and common areas.

Any incidents that require review of the security cameras must first be reported to the police. Once report is made we can review the cameras to assist in the report.

Also, moving forward anyone found dumping illegally will be fined $500. Please review the garbage and recycling guidelines posted on the blog and link below.

Simple Steps to Save Water

The BOD encourage all owners / tenants to conserve water. High water bills affect the community. Be mindful of your usage.

Unit owners / tenants have been reported washing car in the property. Please, refrain from doing so. This practice is not allowed in our community.

In addition, excessive watering of plants and or common areas.
